Farms and land market update

The first quarter of 2022 has been a positive start to the year for the farms market, with Stags completing the sales of four farms and agreeing the sales of two others.

Demand for farms continues to outstrip supply, with farmer, lifestyle and investor buyers all confident to invest in agricultural property. The result is that prices have often exceeded expectations.

Similarly, land has continued to trade well, with an increase in demand from companies and private buyers seeking land for personal projects such as rewilding, as well as looking for ways to offset their carbon emissions.

One of the sales that has completed this year is Lashingcott Farm near Yarnscombe in North Devon.

Sitting in an enviable position, the property included a well-presented bungalow (AOC) with colourful gardens, a range of farm buildings and 102 acres of pasture and arable land. The farm was offered for sale as a whole and in five lots, with a total guide price of £1,120,000.

Initially brought to the market in August 2021, Stags Farm Agency carried out 18 viewings. These resulted in offers from six different parties, either for the whole farm, individual lots or a combination of lots. Offered for sale on the open market, a sale was agreed as a whole to farming buyers within one month of being marketed.
