Exmoor - A perfect location for an equestrian home

Exmoor - A perfect location for an equestrian home

Alexandra Carter, Associate and Branch Manager for Stags Dulverton office, discusses the equestrian properties and lifestyle opportunities that Exmoor National Park has to offer potential buyers.

Exmoor National Park is arguably one of the best locations in the West Country for potential buyers who are looking for an equestrian property, with an extensive network of over 300 miles of bridleways. The varied landscape on Exmoor provides interesting riding terrain that suits all abilities, from wide open moorland to accessible woodland tracks, open farming countryside to quiet country lanes.

The equestrian property market on Exmoor also offers a wide range of diversity, from large country houses with extensive equestrian facilities to smaller properties with land, through to individual paddocks and grazing opportunities. Within easy reach of the M5 and A361, Exmoor is accessible yet offers idyllic rural seclusion.

2021 experienced huge amounts of activity in the market and there was a particular focus from buyers on the West Country, with buyer demand consistently outstripping supply. Equestrian properties have fared incredibly well in the active market due to the active ‘race for space’ that buyers are currently competing for.

There have been some highly notable sales in the last couple of months.

Swansea Farm, amidst beautiful countryside of the Brendon Hills in the heart of the National Park, was sold off market to a buyer moving from South Oxfordshire to find a more peaceful rural setting and space for their horses. Swansea Farm is complemented by a range of traditional stone outbuildings which provides stabling, workshops and storage along with a modern block of stables, a ménage and land extending to 27.7 acres.

Withymoor sold at £675,000 and is situated in one of the most enviable positions on Exmoor, just on the edge of Withypool village. Withymoor is positioned to take advantage of its splendid aspect, with the principal reception rooms having views over the moorland. With stables, a paddock and direct access onto open moorland, you could not ask for better riding and hacking opportunities.  Whilst on the market, Withymoor created considerable amount of interest from a wide demographic of buyers.

There are three Stags offices that surround the moor, providing local knowledge and specialist expertise for anyone looking to sell, buy or let their equestrian property. Located at ‘The Gateway to Exmoor’ Stags Dulverton office covers the eastern proportion of the National Park, with Stags South Molton office to the south and the Barnstaple office covering the North Devon beaches, perfect for beach-riding escapades, and up across the western half of Exmoor.

Across Stags’ network of 21 offices there is still considerable demand from buyers for all types of equestrian properties and properties with land. Our advice is if you are considering a sale, then now is the time to prepare your property for the market, so please do not hesitate to contact our Equestrian team today.
