Easing into the ‘new’ normal

As restrictions within the property market are relaxed and we ease out of the lockdown, the new ‘normal’ in the lettings sector is emerging.

Claire Pile, MARLA, explains that despite the pressure and surge for viewings most importantly we must remember Coronavirus hasn’t gone away, and it is our duty to ensure we continue to help fight against the virus. We know there are many landlords with empty properties, who are keen to have them occupied, as well as tenants who need to move.  However, we must ensure we are following all the guidelines whilst making these moves happen as soon, and as safely as possible.

With availability of technology we are encouraging virtual viewings, to provide tenants with an insight into properties, prior to, but not replacing a physically viewing. Not only is this time saving and reduces the continued risk but can often help someone determine whether a property meets their criteria without leaving the comfort of their own home. The feedback from prospective tenants to date has been extremely positive and therefore, a virtual viewing, prior to an in-person visit, is likely to remain part of the letting process now, and in the future.

Physical viewings will be subject to strict guidelines to be followed by all attendees, with the safety of all concerned being the main priority.

Following the relaxation announcement, we continue to register a high number of applicants looking to rent, suggesting that the demand for rental property remains strong, a trend which we anticipate is likely to continue for some time.
