Demand for Rural Property Continues at Pace

Over the last few months, Stags has been holding an increasing number of Online Auctions.

Within the last week or so, Stags has auctioned:

  • A desirable 12.05-acre smallholding opportunity just outside Roche, Mid Cornwall. It had potential for Agricultural Occupancy dwelling STP and included a static caravan, partially-built barn with potential (STP) to erect further buildings. The land was productive and classified as Grade 3. It launched with a guide of £125,000 to £175,000 and sold to a local buyer for £188,000.
  • A small equestrian holding, near Luxulyan, with immediate access onto the Clay Trails. This was excellently located to offer miles of traffic-free, off-road walking, cycling and horse-riding around the Eden Project area. It was presented in very good condition with three paddocks, a manege, two stables, various stores and a break room. In spite of being very equipped it was slightly lacking in land, totalling just 2.67 acres. It launched with a guide of £60,000 to £90,000 and achieved £92,000.
  • Nearby we also sold an attractive paddock with a stream running through it, a woodland pond, a small woodland area and a small concrete block agricultural building, 0.86 acres in all. This too had easy access onto the Clay Trails. It launched with a guide of £30,000 to £50,000 and achieved £67,000 after spirited bidding.


In spite of all the press coverage about out-of-area buyers doing most of the land and property purchasing, the above lots, whilst having out-of-area buyers in the mix, all sold to reasonably local buyers.

On the Private Treaty front recently, we have also agreed sales on a 110-acre former dairy farm near Helston which another Farm Agent had struggled to sell in over 8 months. We have also tied up sales on 3 land lots near Pancrasweek at well above expectations and two land lots with sea views near Crackington Haven.

 

New to the Market
 

An attractive development opportunity has recently been launched comprising a wonderfully-located private barn for conversion. It is set 500 metres back from the road, and has stunning far-reaching rural views including its own 22.5 acres. It is conveniently located for the A30 and numerous local popular beaches. It is being offered for sale by Online Auction on 15th July with a guide of £400,000 - £450,000.

A recently launched farm generating a large amount of interest is Shilland Farm, Sutcombe. This 72-acre charming lifestyle farm has a pleasant southerly aspect. It has a substantial four-bedroom farmhouse which would benefit from modernisation.  A small courtyard of stone and cob buildings sits adjacent to the farmhouse and further across the yard is a handsome and imposing two-storey stone barn with obvious potential. The house is set back from the road and is offered with the farmyard and 27 acres surrounding it. Two further land lots (14.5 and 30.7 acres), both with wooded fringes and streams, are offered separately. It is offered in 3 lots with guide prices of £870,000, £200,000 and £125,000.
