Attractive Pasture and Woodland near Tavistock sells well by Auction

Stags’ auctioneer and farm agent Andrew Ranson sells an attractive 48 acre block of land at Horndon, Mary Tavy to a full room at the Bedford Hotel in Tavistock.

After the farm had failed to sell through another firm of local agents, Stags were brought in for their expertise in valuation and lotting.  The moorland farmhouse with traditional and modern outbuildings and consent for holiday use was sold with approximately 5 acres by Mark Berry of Stags’ Okehampton office for a figure close to its guide of £599,950 in less than a month from being launched.

Andrew Ranson, who deals with the farms and land sales throughout Cornwall and along the Devon and Cornwall border, was then instructed to offer this attractive block of 47.65 acres of well drained productive south facing pasture, including 4.72 acres of mature deciduous woodland which slopes down to the River Tavy.  The land comprised a number of sheltered enclosures and fishing rights along a generous length of the River Tavy. It has been in the vendor’s family since 1969.  The land was guided at £250,000 to £300,000 and the vendor was delighted to see it sell for £320,000.

Andrew Ranson told the audience that this year Stags in Cornwall have sold all except one lot that they have auctioned and even this lot sold and exchanged contracts within three working days of the auction!

He continues, “We have an exciting collective sale arranged for 24th September at Lanhydrock Golf and Country Club where we are already receiving a very considerable number of enquiries for the six lots on offer which include a 58 acre farm and a Cornish tin mine set in 15 acres”.

Stags’ Farm Agency department maintain that well located farms and farmland marketed at the right price continue to sell well despite the well publicised difficult times for farmers.
