Stags Auctioneer and Farm Agent Andrew Ranson reports “It remains exceptionally busy: agreeing sales on the various farms or land lots we are marketing, bringing new properties to the market, and responding to the enquires flooding in.”
Stags has launched a residential farm near Milton Damerel and numerous land lots throughout the Devon and Cornwall borders. On the last evening of August, Stags held a very successful collective Land Auction with all 5 lots exceeding their guides and achieving, on average, over 70% above their reserves! The 17.41 acres at Liftondown sold for £322,000.
A block of 27.87 acres near Lamerton has gone under offer at £100,000 above its guide to an out of area buyer. Almost 50 acres of productive, free-draining pasture at Bere Ferrers has had sales agreed to local buyers in three lots, all for prices in excess of their guides, together with two additional private deals for the same vendor. If anyone has any land that is suitable for tree planting in the Tavistock area, we have a buyer prepared to pay a premium price to acquire 20-50 acres.
In the last fortnight, Stags has agreed sales on 17.4 acres of attractive woodland on the Cornwall/Devon border near Pancrasweek. Competitive Best and Final offers from both local and away buyers pushed the price to over 30% above guide, to a level probably in excess of what arable quality land would be expected to achieve! 3.10 acres of riverside woodland near Wadebridge sold for over £33,000/ac!
Pipers, at Gidcott near Milton Damerel, a private residential farm, has just been launched to the market in two lots. About 35 acres of productive pasture surrounds the farmstead which is set back from the road. There is potential to modernise and extend the 4-bedroom farmhouse and several of the farm buildings appear to also offer potential for development (STP). The guide for the whole is £1,145,000 or Lot 1 including the farmhouse, buildings and 9.22 acres is guided at £980,000.
