2022 Grass Keep Report

Stags reports a stronger year for grass keep sales in 2022, with keen demand evident across the South West. The vast majority of lets are between 1st April to the end of December and provide the ability for the purchaser to often take a cut of grass as well as graze the land. Overall, Stags has let a total of 5,194 acres (up 546 acres on last year) at an average of £105.69 per acre (up £11.34 on last year), with a top price achieved of £174.91 per acre in the Tavistock area.

In addition, Stags let a total of 687 acres of mowing grass with the purchaser able to take one or two cuts on most occasions between 1st June to the end of September. The 687 acres (up 178 acres on last year) averaged £97.38 per acre (up £18.65 on last year) with a top price achieved of £150 per acre in the Crediton area.

The very hot summer, shortage of grass throughout the second half of the year and sky-high fertilizer prices has already led to very high fodder prices this autumn. This will inevitably impact next year’s grass keep sales, where all blocks are likely to receive a large amount of interest.
