Waterbrooks Farm: a hidden gem on the edge of Exmoor

Waterbrooks Farm: a hidden gem on the edge of Exmoor Stags Farm Agency is delighted to be selling Waterbrooks Farm in North Devon.

Occupying a peaceful location at the end of a long lane, this 256-acre farm sits just outside the village of North Molton on the south-western edge of Exmoor National Park.

The house

The charming traditional Grade II-Listed Devon longhouse is brimming with character throughout, with leaded mullion windows, an inglenook fireplace, cross beams and a vaulted library. Requiring some updating, this five-bedroom property extends to over 3,200 square feet.

Outside, beautiful Italianate gardens have been extensively landscaped with classical sculptures and an ornamental pond with fountains, together with a secret garden with tiered lawn and steps leading down to a delightful stream.

The farmstead

The traditional farmstead includes a range of well-maintained stone outbuildings, which could work for a number of uses subject to planning consent. From here, stunning views over the farm and surrounding countryside towards Exmoor can be enjoyed.

The land

Extending to 256 acres, the land includes 146 acres of pasture and 107 acres of woodland. Lying on a ridge that slopes down to the woodland, the fields to the north-east of the farmstead are mostly level and have previously been used for grazing and mowing.

Known as Easter Wood, the woodland includes a mixture of hard and soft wood trees, with some of the timber ready for harvesting now. A track offers easy access for machinery, while the pretty stream is bordered by stunning displays of bluebells in the spring.

The sale of Waterbrooks Farm is being managed by Andrew Dodds of Stags Farm Agency together with Stags’ South Molton office

The farm is being offered for sale as a whole at a guide price of £2,150,000.
