SITUATION
The barns are positioned on the Somerset / Devon border, one mile west of the small village of Ashbrittle. The village of Appley is 2.5 miles to the east and has a primary school, village store / post office and The Globe Inn, a popular public house.
 
The towns of Wellington and Tiverton are both within 8 miles and provide a wide range of shops and supermarkets, including a Waitrose at Wellington, together with schools for all ages including Wellington School and Blundells Public School at Tiverton. There is access to the M5 at Junction 26 near Wellington.
 
The county town of Taunton is within 14 miles where mainline rail services are available and also at Tiverton Parkway, 6.5 miles to the south of the Barns.

PARLOUR BARN
This is a two-storey stone barn with brick arches over some openings, extending to 143 sq m (1,540 sq ft) and with planning consent for conversion to a four bedroom home. Outside there is provision for a garden and turning area.

THE STABLES AND ROTUNDA BARN
These are built of local stone, with stone arches over some openings and occupy an elevated position with wonderful views. Rotunda Barn is largely dilapidated although the stone remains in situ. These two barns are attached and have planning consent to create two separate three-bedroom homes. The Stables totals approximately 106 sq m (1,146 sq ft) and The Rotunda totals approximately 188 sq m (2,020 sq ft).

Planning consent was granted for the conversion of the Parlour Barn, The Stables and Rotunda Barn, by Taunton Deane Borough Council on the 7th July 2008 under reference no. 01 /2008/002. We understand that the consent has been implemented by virtue of discharge of planning conditions and commencement of certain works on site.

DIRECTIONS
From Junction 26 of the M5 motorway proceed on the A38 towards Tiverton. At the top of Whiteball Hill, turn right, signposted Greenham and Appley and follow the road for approximately 4 miles into Ashbrittle. Continue through the village and take the first left turn towards Staple Cross. Continue for just over half a mile and take the left turn. The Barns will be found on the left after about 400 yards.
