The land is situated in a rural position 1.5 Miles south west of the popular Exe Valley village of Thorverton. The A396 Exe Valley Road which links Exeter to the south and Tiverton to the north, is about 3 miles to the east of the land.
The cathedral city of Exeter and market town of Tiverton are both within easy reach with the M5 motorway near to both settlements.

The land extends in all to about 18.95 acres (7.61 hectares) and comprises a single enclosure of productive Grade 2 arable land including 0.58 acres of deciduous woodland on the western boundary.
The land is level or very gently sloping and is bounded by a mixture of post and wire fencing and hedgerows with views over the Exe Valley. The land is currently sown with a winter wheat crop (Costello variety) and is capable of growing a wide variety of cereal and forage crops.

There are no mains services connected to the land. There is a stream within the copse, on the western boundary and a borehole adjacent to the roadside hedge (requires pump).

The land is owned freehold and is available with vacant possession upon completion.

    Upon completion and in addition to the purchase price, the purchaser shall take over and pay for (including any VAT where
    applicable) the items below at valuation.
    Beneficial cultivations carried out prior to completion and growing crops planted prior to completion at the cost of seeds, fertilisers, sprays, pesticides and labour thereto. Where labour has been undertaken by contract, then the actual cost shall apply. In all other cases, the labour charges shall be in accordance with the CAAV costings.
    All matters of valuation shall be carried out by Stags acting upon behalf of the Vendors and Purchaser, whose decision shall be final and binding on both parties and whose fees and expenses shall be paid in equal parts by each.

    From the centre of Thorverton, proceed up Bullen St and bear left signposted towards Upton Pyne. After a very short distance turn right towards Raddon and continue out of the village. At the following T-junction turn left signposted towards Upton Pyne. After approximately 0.7 miles the land can be found on the right hand side.
