Level 2 Surveys

Designed for properties of conventional design and construction, normally constructed from the Victorian period onwards.


Formerly known as a Homebuyers Survey, this survey is for clients who are seeking a professional opinion at an economic price. It is, therefore, less comprehensive than a level three service. The focus is on assessing the general condition of the main elements of a property.

At this level, the report includes advice about repairs and any ongoing maintenance issues. It includes a visual assessment of key building elements including a review of:
•    External features including chimneys, roof, rainwater fittings, outdoor walls, windows and doors, and for structural movement and subsidence.
•    Internal features including roof void, ceilings, walls, floors, fireplaces, joinery including kitchens and bathrooms and checks for timber and damp issues.
•    Service and drainage installations.
•    Garages, outbuildings and grounds and boundaries.

The focus of the report will be on serious or urgent problems that could need special attention, costly repairs and those which might affect the property’s value.

Concealed areas normally opened or used by the occupiers are inspected if it is safe to do so (typical examples include roof spaces, basements and cellars). Where our Surveyor is unable to reach a conclusion with reasonable confidence, a recommendation for further investigations are made.
