Two land parcels in the South Hams to go to informal tender

With Spring finally in the air, Stags have launched two blocks of land in the sought after South Hams to the market. Both are being offered for sale by informal tender and are expected to appeal to different types of buyers.

The informal tender method of sale can be confused with other methods of sale, but is actually no more daunting than a regular sale by private treaty. With a sale by informal tender, a property is marketed for a period of 6 to 8 weeks at a ‘guide price’. For those who are interested, a tender form must be completed which will ask for the amount of the offer, whether it is subject to finance and who will act as their solicitor. These tender forms must be submitted by the stated deadline, and will be opened at the same time. The vendor is not committed to accepting the highest, or indeed any, offer and has complete flexibility to choose the offer/purchaser which is most suited to him.

The land opposite Idestone Farm extends to approximately 5.14 acres, in a tranquil setting just outside the popular village of Loddiswell. There is a mixture of undulating pasture and scrub/woodland, which historically has been grazed by sheep and horses. The parcel will appeal to equestrian buyers or those looking for recreational/amenity land (STP). The guide price is £45,000 with the tender deadline being noon on 27th April 2017.

The second block of land is south of Turnpike Cottage, near Stokenham, and extends to 21.11 acres of pasture, with coastal views over towards Slapton Ley and Torcross. The grassland will appeal to farmers looking to expand their existing holding or equestrian buyers (STP). The land is available as a whole with a guide price of £140,000, or in two lots with a guide of £70,000 for each. The tender deadline is noon on 15th May 2017.
