The Holiday Complex market remains strong, with a particular demand for glamping

Holiday complex sales remain strong, with a 55% increase in the combined value of holiday complexes sold by Stags compared to the same period last year. Demand also remains high, with our number of viewings up by 22% compared to the same period last year.

In particular demand are properties with glamping of any kind or with potential for glamping development. Buyers are seeking to provide inventive accommodation styles in country locations, with environmental value being an additional appeal. Sales have been agreed incredibly quickly on two properties in recent weeks, both with glamping businesses on site.

One of these is agreed sales is Longlands, a secluded, multi award-winning holiday business with outstanding countryside views to the sea. As well as a large owner’s house, there are five luxury safari lodges and a two-bedroom holiday cottage, all presented and maintained to a very high standard. The wonderful location and surroundings allow a connection with the unspoilt landscape for guests and owners alike. A stylish and characterful party barn adds another dimension for group bookings and entertaining or retreat space, which has planning to convert into another holiday cottage if desired. Further scope for more glamping units lies within the extensive grounds, subject to the relevant permissions.

The other agreed sale is Royal Oak Farm, a superb lifestyle smallholding with thriving glamping business, land, annexe, farmhouse and outbuildings, with 14.85 acres. These two properties have had sales agreed after multiple viewings and with offers at and over the guide price.

An excellent example of a recent sale includes Ravendere Retreats, a high-end glamping retreat near Lee in North Devon. A very successful luxury treehouse, spa retreat and owner’s cottage are located amongst twelve acres of private woodland near the coast. The property was sold above guide price to a local business from our buyer register, with no public marketing. The greatest demand remains on lifestyle businesses where there is a family home and five or more acres with the business attached. Buyers are looking for space and privacy, as well as the opportunity to keep livestock, especially alpacas. There is also a demand for properties with facilities or potential for equestrian use.
