A successful start to Stags Farm Agency sales in 2023

Stags Farm Agency starts 2023 with a large number of new listings and positive sales results as the farms and land market springs into life.

The surge in new instructions was of no surprise to team members after Stags maintained its reputation as the West Country’s leading dedicated farm and land agent for 2022.

In the first few months of 2023, 18 of our land lots have been placed under offer, with the buyers finding themselves competing against a strong demand for land.

Notable early year farm sale completions include:

Hellings Close, an attractively positioned small farm with a bungalow (subject to an occupancy clause), land extending to 54.82 acres and far-reaching views over the Taunton Vale generated excellent interest over just a 3-week marketing period. The farm invited 33 viewings and was placed under offer after a short negotiation window produced figures which collectively met the guide. 

Gullacombe Farm, a holding of about 90 acres with a traditional farmhouse and outbuildings, encouraged 25 interested parties to view and was placed under offer shortly after at a figure in excess of its £1.9m guide price.

Stags farm and land auctions have also proven very successful in 2023, with nine lots going under the hammer and many more to follow.

In February, the auction of a 20-acre smallholding opportunity at Yeomadon Cross near Pyworthy caused a stir in the local market after a flurry of bidding produced a sale figure 30% above the property’s £250,000 guide. The buyer from Norfolk has long-term plans of relocating to the area and living off the land.

Other interesting lots included: a parcel of about 9.6 acres of sloping pasture at Rull near Tiverton, which beat the top end guide to make £116,000; an excellent 9.2-acre run of pasture east of Exeter which sold prior to auction for over £31,000 an acre; a low-lying 1-acre paddock near Crediton which sold for £27,500; 53.86 acres near Bondleigh, sold in two lots, with both achieving above guide; and about 1.45 acres of woodland at Clayhidon near Wellington which reached £31,500.
