Farms and land prices remain resilient throughout the South West

Stags farm agency team have had a busy summer and a successful few months with a flurry of sales completing in the last few weeks.

Andrew Dodds MRICS, associate partner and farm agent commented: "We’ve been working within a more challenging market this year as a result of factors which include the higher cost of borrowing and the phasing out of BPS area payments, yet the market for farms and agricultural land has proved to be relatively resilient to date, principally due to a limited number of farms and larger land lots being offered for sale throughout Cornwall, Devon, Dorset and Somerset."

Some of our sale highlights include:


SOLD - Handsford Farm, North Tawton – Guide price £1,555,000

Handsford Farm includes a well-maintained farmhouse, an excellent range of modern farm buildings which once formed part of an old dairy farm and 87.53 acres of gently sloping grass land and pockets of broadleaf woodland within a ringfence surrounding the farmstead.

Handsford Farm generated a lot of interest when it was first launched to the market, attracting almost 20 viewings from both farming and non-farming buyers drawn to the private, quiet and accessible location. After receiving multiple offers a sale was agreed on the farm as a whole just 3 weeks after being launched to the market.


 

SOLD - West Chapple Farm, Winkleigh – Guide Price £1,380,000

West Chapple occupies a peaceful and private setting in the heart of Mid Devon, surrounded by 62 acres of its own land. Full of character and charm, the farm included a farmhouse with adjoining cider house overlooking beautiful south facing gardens, a tennis court, a range of modern and traditional outbuildings, a derelict cottage and water wheel. The farm attracted interest from a wide variety of buyers looking for a unique residential holding.


 

SOLD - Golden Valley Farm, Sherborne – Guide Price £3,580,000

Golden Valley Farm is a mixed farm totalling approximately 164.02 acres and provides an opportunity for potential development and diversification. The farm includes a characterful farmhouse for modernisation, a courtyard of undeveloped traditional stone barns and modern farm buildings.  The land lies within close proximity to the farm and is predominantly level, free draining soils with good road frontage.

The farm was offered to the market as a whole and in 9 lots. Situated on the edge of an attractive village and surrounded by open countryside, the farm generated lots of interest from farming, residential and investment buyers and the farm sold in two parts to buyers from the local area.


 

SOLD - Land at Churchill Farm, Tiverton – Combined Guide price £475,000

Four lots of productive pasture and arable land and woodland near Loxbeare, ranging from 3.03 acres to 40.90 acres we offered for sale by auction in August.

All lots were sold, three at auction and one shortly afterwards with the sale price for all lots exceeding the guide prices. The combined total was £585,500.  


 

SOLD - Land at Newton St Cyres, Crediton– Guide Price £700,000

This former golf course totals 75.19 acres and is level and gently sloping with a south-facing aspect. The ground has been landscaped to create golf greens, fairways and bunkers, pockets of planted woodland and lies across a band of excellent Grade 1 and Grade 2 soil which is described as 'free - draining, light and loamy'.

This parcel of land offered the opportunity for rural diversification using the landscaped areas and pockets of trees or alternatively, being returned to agricultural use. The land sold to local farming buyers.
