Equestrian Market: Autumn Update

Now that the summer shows are over, autumn is taking hold and the weather is gently cooling, many people in the equestrian world have a bit more time to reflect on the season, taking stock and preparing for what is next. Has there been sufficient grazing, do we need to improve the stables, do we need any other facilities, and should we do work to the house?

When it comes to the equestrian property market, October is one of the busiest periods of the year, with new properties being launched and buyers wanting to be settled before the winter.

A number of notable sales have exchanged this autumn, including The Mousetrap, set just outside Exeter. A lovely barn conversion with just over four acres, it has a 40x20m silicone sand/rubber all-weather arena, four stables and a woodchip turnout yard, and sold after multiple offers over the £850,000 guide price. In West Devon, Canisbourne Farm was listed with a guide price of £650,000 and sold under significant competition. Positioned within just over 10 acres, it benefits from a yard, a range of outbuildings, four paddocks and a five-bedroom farmhouse.

It is often thought that the best time to sell your equestrian property is in the spring, when the leaves are on the trees and the horses are turned out in the field, however, the demand for property is fairly constant all year. In fact, we tend to find that buyers are particularly motivated to find their home in the autumn and early in the new year, when they might not be distracted by competitions, busy working schedules and holidays.
