Does a utility company wish to do works on your land?

Does a utility company wish to do works on your land?

Many landowners will be unaware that they may instruct an agent to represent them in negotiations against a utility or other statutory company, who will also cover the cost of the associated professional fees.

Utility and other statutory companies such as South West Water, National Grid, Network Rail and Local and Highway Authorities will often request access onto your property to complete works or maintain equipment. As part of any discussions relating to access or works, your agent’s fees are usually paid for by the acquiring authority or utility company and do not come out of your compensation received.

Stags represents farmers, landowners and tenants on all utility and compulsory purchase negotiations and we are able to provide advice for a range of matters to ensure that your interests are protected and the best deal possible is reached.

Some examples of recent work include:

  • Stags secured a one-off payment in the region of £30,000 for a temporary compound (for 16 weeks) together with a disturbance payment for crop loss, loss of BPS, client’s time and professional fees against a water company.
  • Stags negotiated a one-off payment in the region of £13,000 for 100m of underground cable on behalf of a Landowner for a public body.
  • Stags secured a one-off payment of £12,000 on behalf of a farmer for the purposes of laying an electricity cable to connect a solar farm to the electricity grid network.
