Cornish Farm for Auction

Stags’ farm agent and auctioneer Andrew Ranson launches a number of interesting auction lots including a 58 acre farm near Camborne and numerous land lots. The collective auction will be held on the 24th September at the Lanhydrock Golf and Country Club, Bodmin.

Amongst them, Oatfield Farm at Praze an Beeble is an attractive opportunity being offered on behalf of executors with an Auction Guide of £600,000 - £650,000. It lies in wonderful attractive Cornish rural countryside, roughly midway between Camborne/A30 and Helston, with easy access onto the A30. It comprises approximately 57 acres of level, versatile and free draining arable and pasture land all in a ring-fence around the 3 bedroom period stone farmhouse and a farmyard of mainly traditional farm buildings.

There is potential, subject to obtaining consent, to extend the farmhouse in various ways, particularly by utilising the adjacent and attached traditional single storey stone barn. There is obvious potential to renovate and modernise the farmhouse which is set back from the road and enjoys fine views over its adjoining land. Just across the courtyard is an attractive range of traditional stone barns. There is also a derelict two storey stone cottage, all of which have a range of potential uses (STP) and offer the buyer the chance to further exploit the property’s potential.

Mr Ranson highlights, “Just to the west of the farmyard is a slightly off-lying, fully enclosed modern style barn, that since the government’s recent “further guidance” on Barn Conversion Permitted Development regulations, looks to offer the chance to perhaps convert to an additional dwelling, separate from the main farmhouse and the rest of the farmyard.”

He continues, “Stags Professional Services Department in Cornwall have seen a dramatic increase in the number of barns now getting “Prior Approval” for conversion under these regulations.”

With the different types of farms and the diverse range of land lots that Stags have on the market, (see www.stags.co.uk ), Mr Ranson suggests that “Stags have something for almost every buyer”.
