The land is nestled within attractive East Cornwall countryside, close to the edge of the village. There is an enviable network of paths, bridleways and quiet lanes, providing excellent walking and riding through the Tamar Valley Area of Outstanding Natural Beauty (AONB). Whilst the land lies just outside, the AONB it enjoys wonderful views over it.

St. Ann's Chapel is a small village situated approximately 1 mile from Gunnislake which has a range of local amenities and a rail link to Plymouth. Gunnislake is situated on the Cornwall Devon Border alongside the River Tamar between Callington and Tavistock, just 8 miles from the majestic hills of Dartmoor National Park, with all the outdoor pursuit opportunities they offer.

Lot 1 comprises a substantial (approximately 45' x 75') tin clad timber framed barn, set well back from the road, a smaller brick barn, on the northern boundary, with approximately 9.74 acres of gently sloping pasture land. The pasture has been well farmed and is highly productive. Mature hedgerows provide excellent shade and shelter. Both the barns and the land have potential for numerous uses subject to obtaining any necessary consents. Given that the larger barn has been in place for more than 10 years, it appears to perhaps offer potential under Class Q Permitted Development Rights for residential conversion (STP). Purchasers must satisfy themselves on this point.

Lot 2 comprises 3.17 acres of relatively level pasture, together with a 12' x 15' tin clad shed and a level area of hardstanding.

Both lots comprise highly productive permanent pasture with excellent far reaching views and could be used for livestock & horse grazing, or alternate uses such as 60 day Permitted Development camping or other recreational uses (STP).

Lot 1 has mains water connected. It appears to be available for Lot 2 to connect to it, near the roadside gateway - see Drainage search within the Legal Pack. Mains electricity appears to be available close by for connection. Purchasers must satisfy themselves on these points.

Unusually for the circumstances, to the advantage of the purchasers, there is no Overage Provision.

The purchaser of Lot 1 will be responsible for erecting the new dividing stockproof fence between the 2 lots within 6 months of Completion or before stocking the land.. The fence shall be stock netting with 2 strands of plain wire above on 100mm round tanalised posts at 3m centres with strainer posts every 50m.

The land is sold subject to and with the benefit of any wayleave agreements in respect of electricity or telephone equipment and the property is sold subject to and with the benefit of any public or private rights of way. There are no public or private rights of way that affect the property.

The property is sold freehold with vacant possession on completion 6 weeks after the auction or earlier by agreement.

Under Money Laundering Regulations 2017 it is a requirement for Estate Agents to perform due diligence checks on any person that intends to bid at auction. There will be a requirement for ALL bidders to register via Bamboo and complete the ID checks in advance of the auction date. There is no charge for registration.

The successful purchaser(s) will be liable to pay the sum of £5,000. From this a buyer's fee of £2,400 inc VAT is retained by Stags/Bamboo as a contribution towards the online platform costs, and £2,600 is payable towards the purchase price.

Immediately after the auction an additional auction administration fee of £1,200 inc VAT for Lot 1 and £600 inc VAT for Lot 2 will be payable by the successful purchasers.

On Completion, the purchaser(s) shall also reimburse the vendor the cost of the searches carried out, (This would usually be paid by a buyer in a private treaty sale.)

The Seller and Buyer agree that the winning Bidder may transfer the remainder of the 10% deposit (less the amounts paid online) within 48 hours of the end of this online auction. Clauses 6.1, 6.2 and 7.1 of the Holding Deposit Agreement shall be read as amended to reflect this accordingly. The remainder of the 10% deposit payment is handled by the buyer's solicitors and must be in their client account no later than 48 hours post exchange. It is essential that you instruct your solicitor in advance of the auction.
