SITUATION
The land lies near to a small cluster of properties known as Bradwell, approximately 1.2 miles to the west of the village of West Down in north Devon.

The coastal village of Woolacombe lies three miles to the west and access to the A361 which links Barnstaple and Ilfracombe is within half a mile and Braunton is 4.5 miles to the south.

DESCRIPTION

A spring rises within the land and a stream flows adjacent to the northern boundary. The soils are described as being loamy with naturally high groundwater.

There is access to the land via a right of way with or without vehicles and at all times for agricultural purposes only subject to paying a fair contribution according to user to the cost of maintaining, repairing and renewing the said roadway.

There are no mains services connected. A spring rises within the land and there is a stream adjacent to the northern boundary.

DIRECTIONS
From Braunton proceed north on the A361 towards Ilfracombe. Continue for 4.5 miles and at Dean Cross turn left signposted towards Bradwell and Willingcott.

After 300 yards turn left into an unsigned lane and continue for a further 400 yards. Here you will reach the former railway line. Turn right and the entrance to the land will be found on the right after approximately 150 yards.
