SITUATION

There is an abundance of walking, riding and cycling in the locality. Exeter is 10 miles whilst access to the A38 dual carriageway is less than 2 miles so well placed for excellent transport links.

DESCRIPTION
This historic farmyard dating probably from the Victorian era, is not Listed and has been partially developed into letting units and offers enormous scope for a development scheme to be continued into the most attractive stone barns with brick quoins under slate roofs. It would be perfect for a developer to break up into a fine residential scheme, to create an excellent residential investment providing a healthy income or even a holiday letting business.

THE DWELLINGS AND BUILDINGS
Floorplans of the dwellings and the courtyard are attached, providing approximate room sizes etc. There is the 4 bedroom farmhouse, 2 adjoining 1 bedroom flats whilst across the courtyard are 2 one bedroom cottages. A schedule of existing rents is available from Stags.

THE GROUNDS
As well as the courtyard between the barns, there are areas of land on the south side providing gardens to the existing dwellings plus scope for additional garden areas. To the west is the large agricultural Covered Yard which has potential for redevelopment, subject to the necessary consents. Included is 2 acres of the field to the front, overall the property amounts to about 3 acres. A plan is available on request.

SERVICES
Part of the property has a metered mains water connection though parts of the property are on a private water supply which will be cut off, so the buyer will be responsible for connecting all of it to the mains. There is private drainage though this needs to be replaced by the buyer. Mains electricity is connected to the dwellings with each having its own meter. The farmhouse has oil-fired central heating while the cottages have Propane gas heating.

PLANNING CONSENTS
The property was previously known as Harcombe Barton hence the consents refer to this address.
Alterations to the house were granted in 2018 for a terrace balcony and garden room (refs 18/01229/FUL and 18/01228/FUL) and have been built.
Grant of request for Prior Notification were issued under Ref 17/02639/NPA for change of use of agricultural building to a dwelling on 15.12.2017- now expired and under Ref 18/00166/NPA for change of use to two dwellings on 21.3.18- now expired.
All these applications plus accompanying documents are available from the Teignbrdge DC website.
Interested parties should address all further planning enquiries to Teignbridge District Council.

DIRECTIONS
Proceed south on the A38 after the M5, going up Haldon Hill and soon after the racecourse on the left, turn left down a small lane immediately after the Haldon Forest Diner. Continue down the hill through the forest for about a mile, going past Harcombe House and then Harcombe Cottage. Lower Harcombe is on the left-hand side just under ½ mile before arriving at Harcombe Barton, a modern farmstead.
