SITUATION
The land is situated in a private position on the south-eastern edge of Combe Martin, a popular village on the North Devon coast and just outside the Exmoor National Park. The village centre is a short walk away and the beach is within 1.5 miles.

The A399 passes through Combe Martin and provides access between the coastal town of Ilfracombe (6 miles) and the A361 North Devon Link Road at Aller Cross near to South Molton.

The town of Barnstaple lies 10 miles to the south and the Exmoor National Park is within one mile of the land.

DESCRIPTION
The land comprises a single enclosure which in the past was one of Combe Martin's strawberry growing fields. It is east-facing and lies in a sheltered location overlooking the River Umber valley. The total area is approximately 0.68 acres (0.27 hectares) and Wood Lane forms the eastern boundary.

There is a small stone barn (3.48m x 2.72m internally) with stone walls, three windows and a corrugated tin roof. Internally there is a single space with a part mezzanine floor above.

The land is sloping and is now down to grass and scrub. Towards the northern end of the site is a single storey 'L' shaped storage shed (approximately 4.09m x 2.31m with an extension of approximately 2.26m on the south-eastern side)

There are no mains or private services connected to the land.

ACCESS
There is access to the land via Wood Lane, a restricted local access road. Wood Lane is passable for vehicles with high ground clearance.

DIRECTIONS
Approaching Combe Martin on the A399 from the east, pass the Wildlife Park on your left and enter into Combe Martin village. Take the first turning on the left signed Wood Lane (no through). Continue along this lane for approximately 200 yards and follow the lane around to the right (public footpath sign). Proceed along this lane (Wood Lane) for approximately 800 yards and the land will be found on the right.
