Other notable nearby attractions include Lanhydrock House which is maintained by The National Trust whilst to the east is Bodmin Moor designated an AONB and a haven for walkers and nature lovers alike.THE PROPERTY
Facing South and enjoying wonderful views to Helman Tor, Lesquite Farmhouse is an attractive broad fronted former farmhouse standing within delightful mature gardens. Tastefully presented and retaining a number of traditional features, this lovely character home offers spacious family accommodation together with an outbuilding that may have potential for conversion (subject to necessary consents).
Stretching across the front is a recently added and impressive contemporary sun room, some 21 feet in length with glazed elevations and patio doors to the garden. The formal sitting room has a slate flag floor, open beamed ceiling and handsome granite fireplace with wood burning stove. Adjacent is a spacious kitchen/dining room with slate and timber floor, shaker style units with oak and granite worksurfaces, central island and a woodburning stove. Leading off this is an old dairy with granite cold slabs. To the rear of the ground floor is a hallway and accessed externally a useful room, perhaps occasional 5th bedroom with en-suite shower.
On the first floor are four bedrooms (one with low sloping ceiling), a family bathroom and separate shower room.OUTSIDE
The majority of the gardens lie to the south of the dwelling comprising established lawn with mature borders, granite chipped sun terraces and a delightful ornamental pond with water feature. Beyond this formal area of garden is a small copse of deciduous trees extending across the southern boundary. Within the garden is a small stone outbuilding.
To the rear of the house are two further areas of the grounds, on the opposite side of the lane. One is a triangular shaped piece of land with mature trees and the second has a detached stone garage (23' x 10'8") with adjacent parcel of land used for parking and an orchard.
To the east of the main house is an attached granite outbuilding split into three separate areas but measuring around 20' x 16' in total. Potential may exist to convert this building into perhaps a studio (subject to necessary consents).SERVICES
