SITUATION
The development site is situated on the edge of the popular and sought after village of Constantine which offers local facilities and amenities including the renowned off-licence, primary school, doctors' surgery, village hall, Tolmen Centre, a public house and nearby the Trengilly Wartha Inn.

The harbour town of Falmouth with its yacht marinas is about eight miles to the north east and the cathedral city of Truro offers a mainline railway link on the London Paddington line.

TOWN AND COUNTRY PLANNING
On 18th April 2016, Cornwall Council granted detailed planning permission (application no. PA15/09199) for the erection of nine affordable and six open market homes with associated highway and drainage works. Two of open houses and all of the affordable dwellings have been developed - four for the open market houses remain undeveloped and are for sale.

DESCRIPTION
The sale presents an opportunity for a developer to purchase four fully residential building plots on a fine site on the edge of Constantine as shown on the attached drawings and plans for identification purposes only.

The access road to the four plots has been constructed (final top surface to be laid over part the entrance) and each of the plots are level.

DIRECTIONS
From Truro take the A39 towards Falmouth. After about 6 miles at Treluswell Roundabout, go straight over continuing on the A39. At Higher Treliever Roundabout stay on the A39 towards Falmouth. At the next roundabout turn right towards Mabe, drive up the hill to the village and turn left at the crossroads towards Mabe Church.

Drive for about 1.25 miles, pass the reservoir and at the crossroads turn right towards Gweek. Drive into Lamanva and turn left towards Constantine. After about 3 miles, drive into the valley and up into Constantine. Proceed through the village, pass The Queen's Arms, ignore the turning to the left towards Gweek and continue up the hill. At the top of the hill, follow the road around to the right and the entrance will then be seen on the left-hand side.

SERVICES
We are informed that mains water, electricity, BT and drainage are situated in the road adjacent to each plot (availability for connection has not been checked with the service companies).
