The development site is situated off School Hill at Lanjeth. The approach is over a level entrance driveway which leads to the site where outline planning permission has been granted for three detached dwellings. TOWN AND COUNTRY PLANNING AND DECRIPTION
Outline planning permission was granted by Cornwall Council (application PA18/06804) on 26th September 2018 for the construction of three detached residential dwellings all with three bedrooms and gardens. Copies of the decision notice and all associated drawings are available on request from Stags' Truro office. There is no Section 106 Agreement and each of the dwellings are fully residential.

In total the development site at Lanjeth extends to about .84 Of an acre. This includes areas of recreational land to the north and south of the suggested position of the drainage mound which adds to the overall appeal of the houses once developed.

TENURE AND POSSESSION
Freehold with vacant possession.

METHOD OF SALE
The development site at Lanjeth is offered for sale by private treaty.

MOBILE HOME
There is a mobile home currently in situ (no planning permission). The mobile home will be included within the sale.

RIGHT OF WAY
The Vendors reserve a right of way between points A and C as shown on the attached plans for identification purposes only in order to access retained land and property.

SERVICES
The availability of mains water has not been checked or tested with South West Water Plc, but it is understood that there is a mains water pipe running in the public road adjacent to the entrance driveway (there is a stand-pipe currently on the land which the Vendors will disconnect prior to completion).

Western Power Distribution have provided a quotation for bringing in an electricity supply to the development site. A copy is available from Stags' Truro office on request.

Foul drainage will be to a drainage mound situated within the land and as shown on the attached plans for identification purposes only. The surface water drainage will be to a field drainage system on retained land to the south of the site. The Vendor is currently installing the surface water field drainage system at their expense.

NEW BOUNDARY
A new boundary being a post and rail fence will be erected between points A and B and C and D as shown on the attached plan for identification purposes only. Between points B and C it is envisaged that the boundary will remain open for the time being, although the Vendors and their successors in title reserve the right to fence and gate between these points in the future.

DIRECTIONS
From St Austell, take the A3058 westwards towards Newquay. Drive through the village of Trewoon and proceed onto Lanjeth. On entering the village, ignore the turning to the left to Burngullow and subsequent two turnings to the left (Burngullow/Sticker and Coombe Road). Proceed through the village and a cross roads junction sign will come into view on the left hand side. Turn left into School Hill. After about 40 yards, the entrance to the site is on the left hand side as indicated by Sign.
