SITUATION AND AMENITIES
Berrynarbor is located between Combe Martin and Ilfracombe on The North Devon Coast and is a quiet picturesque traditional black and white painted village which has a history of winning Best kept village' and Britain in bloom' competitions. The village offers community post office/general store, Church, 13th Century Inn and well respected primary school. From the site there are pleasant views across the valley towards open countryside, coastal and country walks can be enjoyed nearby. The popular North Devon Coastal village of Combe Martin is a little over 2 miles and is set in the bottom of the hilly coast line with a sheltered beach along with a variety of shops. Ilfracombe is about 4 miles and offers facilities including supermarkets, school, leisure centre and theatre as well as quaint harbour. A little further afield are the famous surfing beaches and resorts of Croyde, Putsborugh, Saunton (also with championship golf course) and Woolacombe. The Exmoor National Park is within easy access and provides endless bridleways and footpaths for those who appreciate the dramatic, rugged coast line. Barnstaple is about 25 minutes by car and as the Regional centre, offers the areas main business, commercial, leisure and shopping facilities, there is also access to the North Devon link road leading on to Junction 27 of the M5 motorway where Tiverton Parkway offers a fast service to London Paddington in just over 2 hours. The nearest International airports are at Exeter and Bristol.

THE SITE
The site is best characterised as unkempt land to the West of the main settlement falling East to West. It is within the Berrynarbor conservation area, the area of natural beauty, coastal preservation area and Heritage coast. The lower Western aspect of the site lies within flood zone 3 adjacent to the stream and includes a pond providing important habitats. A number of apparently unprotected trees and rough grassland amplify these habitats and provide green infrastructure within the village.
