A superb block of 8.1 acres of pasture benefitting from recent planning permission for an agricultural building. A gently sloping field, fantastic edge of village location, mains water supply, planning for a 20m x 10m building, superb opportunity, equestrian or livestock potential.
Lying on the outskirts of the popular parish of Staverton which is equidistant from both Dartington and Totnes, is Barkingdon Manor. This most charming property is within close proximity to the A38 Devon Expressway with its connections to the main cities of Plymouth and Exeter and the M5 motorway network beyond. The closest mainline railway station is Totnes which has direct links to London Paddington, reachable in well under 3 hours.
The South Devon Railway Company operates a delightful steam train which has a station in Staverton, located next to the River Dart which runs through the village. There is a popular public house, The Sea Trout Inn and a village church. The well regarded Landscove Primary School and St Christopher's Prep School for 2-11 year olds are only a short drive away and it is just a short stroll, across the fields opposite the house, to the village pub, the Live and Let Live Inn, and from there to Landscove Church. DESCRIPTION
This excellent block of land is accessed off the main road. The land is divided into two enclosures and boarded on all side by mature hedgerows. The vendors have recently gained permission for a 20m x 10m agricultural building to be built on the land in the location shown on accompanying site plan. This permitted development allows for a portal frame building to be timber clad under a merlin grey steel roof.
The land will be sold with a main water supply with the water trough located in the northern boundary of the top field. On completion of the sale, the existing water supply will have a separate meter connected by the vendors. LOCAL AUTHORITY

Continue on this road, passing over the speed bumps and take the first left turn signposted for Barkingdon.
The land is found on the left handside, 50 yards before Barkingdon Manor. Then: Almost immediately, pass the Dartbridge Inn on your left and after about half a mile, take the Landscove turning to the left up a steep, narrow lane also signposted for Hill House Nursery. At the top of the hill, turn right at the little triangle. Stay on that lane all the way. You will eventually pass the entrance to a small agricultural/business park and Barkingdon Manor on your right. Proceed for a further 50 yards and the entrance to the land will be found on the right.
