SOLD BY AUCTION FOR £12,000 - A delightful small riverside spinney close to Dartmoor National Park and the Tamar Valley AONB. Auction 13 June 2019, mature broadleaf woodland, road frontage, river frontage, 0.25 Acres.
The woodland is situated at the southern end of the hamlet of Mill Hill close to the cross-roads junction. It lies approximately 2 miles west of Tavistock and the Dartmoor National Park and is almost mid-way between Gunnislake and Lamerton. The popular Copper Penny Inn at Chip Shop lies approximately 1 mile to the west. The nearby historic market town of Tavistock has an excellent range of independent shops and restaurants, Dartmoor National Park, with its extensive leisure and recreational amenities lies on the far side of Tavistock.

The land extends to approximately 0.25 of an acre (0.101 Hectares). It comprises an attractive small copse on the banks of the River Lumbar. Subject to obtaining any necessary consents, the land appears to be ideal for a number of amenity and recreational uses, many of which can be carried out under the 28 Day Permitted Development Right rules, eg camping or temporarily parking a caravan etc. The land is also likely to appeal to those with an interest in wildlife or perhaps even fishing. Given its location it is ideally situated as a central base from which to enjoy the many outdoor pursuits that can be carried out in the area. There are no footpaths or bridleways shown to cross the property on the Ordnance Survey Plan.

There are currently no services connected although mains electricity appears to be available along the frontage to the south. Mains water is available in the road to the south west. A plan within the legal pack shows more detail.

The vendor is South West Water. They plan to impose various restrictions and an overage provision, further details of which are available within the legal pack. The restrictions are predominantly imposed to protect any pipework and equipment, with a restriction on any activities that will pollute adjacent water courses. Rights as reserved for SWW to access the site to control Japanese Knotweed if it occurs and they wish to. The overage condition requires payment to the seller of 25% of the increase in value of the property as a consequence of receipt of planning permission for residential development or 50% for consent for a renewable energy proposal.

Access rights are granted from the highway though a gate and over a 10m x 6m access area. The Purchaser shall be responsible for erecting a fence along the north west boundary of the Property within 6 months. The land will be sold subject to an undisclosed reserve and the vendor/s reserve the right for the auctioneer to bid in the usual way on their behalf up to the reserve. The vendors also reserve the right to sell all or part of the property prior to the auction. The land is sold freehold and is being offered with vacant possession on completion on 11th July 2019.

From Tavistock take the A390 east towards Callington. After approximately 2 miles, just before entering Gulworthy, turn right at the minor cross-roads signposted Colcharton.
