SITUATION
The land is situated just to the north of Redruth, 1.5 miles from the Avers junction of the A30 and has easy access to a comprehensive network of paths, trails and minor roads and enjoy attractive views over the World Heritage mining area, and towards Portreath and the coast. The majestic Carn Brea monument can be seen to the south west.
 
The A30 dual-carriageway provides a fast link to Truro and Exeter beyond. There are some excellent surfing beaches at nearby Portreath, Porthtowan and Perranporth, as well as the South West Coast Path, just 2 miles to the north.

The land is highly productive and appears to have been well farmed. The boundaries appear to be stock-proof with mature Cornish hedges providing good shade and shelter. The land lies just over 100m above sea level and are classified as Grade III on the Agricultural Land Classification Maps.

METHOD OF SALE
The property is to be offered for sale by Public Auction at 6.00 pm on Wednesday 10th October 2018 at The Lanhydrock Hotel and Golf Club, Lostwithiel Road, Bodmin, PL30 5AQ. The land will be sold subject to an undisclosed reserve and the vendor/s reserve the right for the auctioneer to bid in the usual way on their behalf up to the reserve. The vendors also reserve the right to sell all or part of the property prior to the auction.
 
Under Money Laundering Regulations 2017 it is a requirement for Estate Agents to perform due diligence checks on any person that intends to bid at an auction, therefore there will be a requirement for the bidder to provide two forms of identification at the auction consisting of a photo identification such as a passport or current driving licence, and secondly proof of address, such as a recent utility bill or bank statement.

DIRECTIONS
From Chiverton Cross roundabout on the A30, proceed in a westerly direction towards Redruth and Penzance. Pass the Scorrier exit, and take the next exit at the Avers junction. Take the 3rd exit signposted Portreath, Porthtowan and North Country. At the first crossroads, turn right and proceed for approximately 1 mile. Take the first turning on the left, (opposite a former chapel), signposted Wheal Peevor and Globe Vale Camp Site. The entrance to Lot 2 is on the left hand side, after 0.3 of a mile, on a sharp right hand corner. The access track to Lot 1 turns at 90 degrees off the road, beside the Lot 2 gateway. Proceed for approximately 150m and take the first turning on the left, and Lot 1 is the field on the right. For Sale boards have been erected beside each lot.
