SITUATION
The land lies in unspoilt and particularly attractive rolling countryside, midway between Duloe and Liskeard, bordering the B3254. It has views over a long frontage along the banks of the East Looe River. The Looe railway branch line runs along the far side of the river with St Keyne Station a little over 3/4 of a mile to the south. The land lies approximately 30 meters above sea level in a sheltered position. There is a comprehensive range of shopping, leisure and medical facilities in nearby Liskeard and a range of popular beaches along the south coast, the nearest being the popular holiday resort of Looe, which is 7 miles to the south. There are a network of minor roads and paths, providing areas for walking and horse riding.

DESCRIPTION
The land extends to approximately 1.87 acres (0.76 hectares) of easterly sloping pasture land available as a whole.

The pasture is enclosed by mature hedges and a wood at one end. These create a sheltered and private atmosphere. There is an area of hard-standing and a 20' x 16' (6.1m x 4.9m) fully clad barn with two smaller extensions, roofed and predominantly clad with steel profile sheeting with a stoned floor.

This delightful parcel of land benefits from long road frontage along its north and western boundary. It is likely to appeal to purchasers looking for some grazing land, perhaps for a horse or other livestock, somebody needing a small, practical building or perhaps just wanting to own a piece of attractive Cornish countryside.

SERVICES
Spring fed supply which feeds a tap near the building and serves a trough in the pasture.
