SITUATION
The land is positioned on Penhill Point, on the banks of the River Taw estuary opposite Ashford, a short distance north of Fremington and about three miles to the west of Barnstaple. Fremington Quay and the Tarka Trail are within approximately 0.3 miles.

DESCRIPTION
Comprising a single, level grass field, the land totals approximately 10.44 acres (4.23 hectares) and has uninterrupted panoramic views along and over the River Taw estuary from Penhill Point. The land is classified as Grade 2 under the agricultural land classification system, and most recently has been used for growing grass for hay although the neighbouring fields have been used for growing cereal crops.

ACCESS
Access to the land is via Penhill Lane, a stone track which links into the council road to the south of Penhill. Penhill Lane is a bridleway and has been used by the current owners to access the land being sold both with and without vehicles.

DIRECTIONS
From the Cedars roundabout in Barnstaple proceed west towards Bickington and Fremington on the B3233. Stay on this road for one mile and take the right turn towards Penhill. After 400 yards bear sharp left and after a further 150 yards Penhill Lane continues to the right, but from here it is no longer a council highway. Continue north on the lane, crossing the Tarka Trail and the land is found at the end of the lane, as identified on the land plan.
 
Alternatively, park at Fremington Quay and walk in an easterly direction towards Barnstaple. Upon reaching the bridge over the trail, walk up the path to the left of the bridge which leads up to Penhill Lane.
