Description
Middle Uppacott is a former linhay and granary of stone and rendered elevations under a fibre cement slate roof, and forms part of a farmstead of other properties, none of which are in agricultural use.
Now with the benefit of planning permission having been permanently established, the Vendors have demolished all the modern buildings leaving only a range of traditional barns from which an exclusive purely residential development of 3 dwelling's (including their own home dating from medieval times) will be created.

Planning Permissions
An original planning permission was granted on Appeal on 14 April 2015 for the building to be converted to a residential dwelling (Application Ref: 57723). The plans indicated a single storey dwelling comprising HALL, KITCHEN, SITTING ROOM, 2 BEDROOMS and BATHROOM. There was to be a further large STORE ROOM situated beneath the sitting room at lower ground floor level . Total floor area (measured externally) approx 131.50 sq metres.

Further grants of planning permission (ref: 60977) have been granted to allow the use of part of the property as a large garden and (ref: 62719) to allow the use of the lower store room as a bedroom.

Copies of the plans are available from the selling agents or online at www.northdevon.gov.uk
Now that certain works have been completed, planning permission has been permanently established.

Outside
The barn is approached over a shared driveway. There is an extensive level area to the front laid to lawn and car parking, which leads out to a gently sloping PADDOCK with the whole extending to about 0.95 ACRES.

Services
The purchaser will be responsible for installing a private drainage system. An 11KV electricity line crosses over the property. A connection to a nearby South West Water main and telephone line will be made possible over the vendors retained land.
