SITUATION
The popular village of Staverton is located about two miles to the north of Dartington and about 3 miles from Totnes, the commercial centre for this part of Devon. Access to the A38 Devon Expressway is easy, connecting Plymouth and Exeter where it links with the M5. At Totnes there is the mainline railway station with direct links to London. The village lies on the banks of the River Dart and boasts a strong community based around a superb church and a very popular inn. Staverton Mill was formerly a corn mill but in latter years became a timber mill and was at one time thought to be owned by the Elmhurst family who were associated with Dartington Hall. The building has origins that can be proven to go back to 1875 but it is thought that it could be earlier than that. There is a leat that flows under the building and is supplied by fresh field water from local farm land. For those who are keen on nature there is a traditional stone building which was formerly a lodge which is set under slate roof with a pitched porch which is a dedicated nature reserve for wild birds, bats and on the river banks there have been recent sightings of Kingfishers and Otters.

DIRECTIONS
From the Totnes office proceed along Station Road heading towards Dartington. At the Cider Press roundabout turn right and proceed out of the village. Pass Dartington church and at the brow of the hill turn right sign posted for Staverton and The Sea Trout Inn. Pass over the river bridge and The Mill will be found on the right hand side.

LETTING
The property is available to rent on an Assured Shorthold Tenancy. Rent £1000.00 per calendar month exclusive of charges for all utilities, council tax and telephone. Deposit £1800.00 refundable at the end of the tenancy less any agreed deductions.
