SITUATION
The property is situated within a rural hamlet setting between the villages of Lapford and Chawleigh. Both villages have a range of local amenities to include local shops, churches and Inns. Lapford is situated on the A377 and has the Tarka Line train link between Exeter and Barnstaple. Approximately 20 minutes drive to the South East is the larger market town of Crediton, which provides further facilities including a full range of shopping facilities, two supermarkets, social and banking facilities as well as infant, junior and senior schools. The property lies half way between both the Cathedral City of Exeter (19 miles) and larger town of Barnstaple (21 miles).

DIRECTIONS
From A377 Exeter-Barnstaple road turn north at Lapford and proceed through the village. Continue up and out of the village in the direction of Chawleigh. You will come to Handsford Farm on the left hand side. Turn into the next turning and the property will be found on the left hand side.

Alternatively from the M5 J27 take the A361 North Devon Link Road to the roundabout at Tiverton. Turn left and follow signs for Witheridge on the B3137. Continue along this road for approx 10 miles, passing through the village of Nomansland. Before reaching Witheridge, turn left at Westway Cross signed to Thelbridge and Chawleigh. Take a left at Doctor's Corner onto the B3042 signed to Chawleigh. Take the second left turn to Lapford and after approx ½ mile on this lane you will arrive at Handsford Farm with the turning to the property just before the farm.

LETTING
The property is available to let on renewable assured shorthold tenancy for 6/12 months plus, unfurnished and is available immediately. RENT: £800 per calendar month exclusive of all charges.
