AUCTION GUIDE £100,000 to £150,000. Architecturally appealing period property for renovation. 2,533 sq ft. Hall, 3 receptions, former dairy, kitchen/living room, 5 beds. Rear courtyard. Outbuilding. Public Auction Tuesday 26th September 2017

SITUATION
Situated on the lower slopes of Carn Brea on the edge of Redruth, St Euny Churchtown is an attractive and appealing hamlet. Although St Euny Churchtown is just outside Redruth, the centre of the town can be accessed on foot. The Great Flat Lode cycle and walking path is nearby.

HISTORICAL NOTE
The name of St Euny derives from the saint of the same name from Brittany who is believed to have arrived about 500 AD making his base in Lelant.

The property is well documented back to the early 18th century although it is possibly much older. For much of its time, as its name suggests, the property was a public house which is believed to have closed in September 1911. On the first floor is a room known to have operated as a Church Court and there is a notable account recalling an event in the 18th century when the floor gave way and the revered magistrate and those attending the court suddenly descended to the floor below. No lives were lost, but the magistrate lost his hat and wig on the way, and the contents of the ink bottle, happening to fall on his head, ran down over his face in many a foul stream. Since September 1911 the property has been a farmhouse and private residence and was, for a long time, in the ownership of the Richards family.

DESCRIPTION
The house is Grade II Listed as a Building of Special Architectural or Historic Interest and indeed there are many character and architectural features fully reflecting this status. There are original fireplaces, early panelled doors, some additional panelling, window seats and the remains of a granite newel staircase leading down to a former cellar below. Prospective purchasers interested in architectural history will be attracted by the property. The house today is presented to the open market in need of restoration and updating.
