DECRIPTION
Alfred Place is a charming attached, Grade II Listed Regency home that dates back to 1828 and has been subject renovations and improvement over the years. The property is presented in good order offering flexible accommodation with an abundance of period features including high ceilings and sash windows. The house occupies a south facing position and all principal rooms enjoy sea views. The accommodation is laid out over 4 floors. There is a lower ground floor apartment with a sitting room (with a multi-fuel burner), entrance hall, double bedroom, kitchenette and a shower room. The apartment has its own external front door but also an internal staircase leading to the main house and a separate door leading to the garden at the rear of the property. This apartment could be blocked off or be used as additional accommodation to the main house.

On the raised ground floor level there is a porch which leads into a spacious entrance hall (with stripped wooden floorboards), a reception room with sea views and a fireplace and a spacious kitchen with views of the garden. To the rear of this floor there is a handy cloakroom and utility room which lead to the rear door with access to the garden. On the first floor are 3 double bedrooms, one currently being used as an upstairs sitting room (often the original layout of such Regency homes) and a family bathroom which has been recently renovated. On the top floor there are 2 further double bedrooms which truly capitalise on the stunning sea views and which have good head height. Of particular note to the rear of Alfred Place there is a detached studio room with an adjoining tool shed, perfect for al fresco entertaining or office space.

OUTSIDE
Alfred Place benefits from a parking space and single garage on the opposite side of the lane. The house itself is approached via steps to the front. Immediately to the front of the house on the upper ground floor level there is a small paved terrace area with space for table and chairs, with beautiful sea views. The steps from here lead to the porch. The principal garden lies to the rear of the house and has been beautifully landscaped to create a private, tranquil oasis with terraced level lawns and borders planted with an abundance of shrubs, trees and flowers. To the rear end of the garden lies a detached studio and adjoining tool area, which has been renovated and insulated, with 2 roof windows and glass French Doors leading to the garden.
