- Three West Country Farms for Auction
Manor Farm, Norton Fitzwarren extends to 162 acres and lies on the western fringe of Taunton in the fertile Taunton Vale. A superb and productive mixed arable/livestock farm Manor Farm is to be auctioned on 10 August against a guide price of excess £1,400,000.
The Farm includes some very productive arable land and a productive run of pasture. The buildings include an insulated potato store, grain store and further cattle yards. The impressive 6 bedrooms farmhouse is approached over its own drive and whilst lying within the Vale has pleasant and far reaching views to both the Blackdowns and Quantocks.

Below the house is an exceptional range of stone barns, mainly lofted and with internal courtyards and much scope for development, subject to planning.

Stags of Launceston are pleased to announce the successful Auction of the Methodist Chapel at Trenance, which took place at Wadebridge Town Hall
The room was full of interested parties in what proved to be a most exciting opportunity in today's market. Stags Rural Property Consultancy were invited by the local Methodist Circuit to advise on suitable planning for the property. Swiftly and smoothly under the guidance of Mr Gareth Rowe based at the Truro office, achieved a full residential planning permission for this architecturally fascinating property.
Once planning permission was granted, Stags of Launceston and the client solicitors Messrs John Whiting & Co., were invited to advise the clients as to the best method of sale and the auction process was identified as being most likely to achieve a successful outcome. The room had over 30 people in attendance all keen to crystallise their interest in the property. The advertising and marketing campaign offered the clients the best balance of marketing, which generated 41 viewings on the property within the condensed 6 week period before the auction. The bidding for the property opened at £120,000 and swiftly moved to the £190,000 mark before the 2 last bidders, one from London and another from the Midlands, competed in order to secure this fascinating property. The hammer finally fell at £206,000 and auctioneer David Robinson, Branch Manager at the Launceston office stated that "Stags were delighted to offer the clients the complete service from start to finish and this underlines the benefits of an Auction if handled correctly with the correct advice and support required in today's challenging market place".
