- Stunning auction results on a balmy afternoon in a Devon hotel
Stags Estate Agents held their latest property auction where a property based near Ideford, Newton Abbot was offered on behalf of the owners.
The Retreat as it was named, got its name from a believed retreat for nuns from many hundreds of years ago. It was a fine redevelopment opportunity on 10 acres with some outbuildings and a wooden 'bungalow' which was believed to have been a 1st World War mess hut, which was sited on the land and converted to a dwelling, it had been in the same family's ownership for over 50 years.
Simon Cooper the Auctioneer opened the bidding at £350,000 and bids rose steadily to just over £400,000 when more frenetic activity occurred resulting in a bidding war between two strongly interested parties, the winning bid being the fantastic sum of £448,000.
What was further appealing to Simon Cooper was that when he first went to inspect the property with a view to advising on its sale, he noted that there was a pylon on the land close to the dwelling and he advised the owners that compensation should be obtained from National Grid for the permanent siting of the pylon. As a result an additional £25,000 was obtained for this by the Stags Rural Property Consultancy, further enhancing the total price that the clients obtained for their property.

A detached 100 year old timber bungalow within stunning grounds of ½ an acre, located less than 200 yards from the South West Coast Path where stunning coastal views can be found. The local, regional and national marketing campaign generated considerable interest with over 70 viewings from buyers from all over the UK. The auction room was full and included two telephone bidders, one from Italy, eager to bid on the auction guide of £180,000 - £200,000.
The bidding opened at £180,000 and the telephone bidders were quickly left behind by the four potential buyers in the room. The tense atmosphere was heightened by a bidder jumping to £250,000 (the stamp duty threshold) but they were outbid by a London buyer at £253,000. The buyer’s wife was a professional landscape gardener who paid the ultimate compliment to the very happy vendor by saying they would not change the garden that had been created by him over the last 35 years of his ownership of the property.
