Increasing demand for Waterside property

With two of the West Country’s most picturesque coastal towns, St Ives and Dartmouth, included in the top ten ‘ideal’ places to live in Great Britain, it is perhaps understandable that Stags are seeing a resurgence in demand for waterside property.

Having sold over £52 million worth of waterside property in 2014, Stags Waterside Department experienced a sluggish start to 2015, however, with the Spring well and truly upon us, we have seen a record breaking 155,000 visits to our website in March and waterside sales now being agreed at levels comfortably above those of the previous year. 

An interesting trend that has been reported across our network is increasing demand from the baby boom generation, either seeking a coastal retirement home or looking to take advantage of the respectable holiday let returns that waterside property can generate. Perhaps one of the driving forces behind this is the recent changes in pension legislation that have come into force, allowing those aged 55 or over to draw pension funds down without buying an annuity. A waterside property with the ability to generate returns of up to 8% per annum plus allowing you to have ‘free’ holidays for you and your family, will prove very tempting for many compared to other lack-lustre investment vehicles.

It is a fact that over 50% of our waterside buyers emanate from London and the South East, a statistic that continues to rise and reinforces the importance of targeted marketing. With this in mind we have already held a successful Property Roadshow in Surrey and will shortly be attending ‘The Move To The Country Show’ in Chelsea, viewing this as an outstanding opportunity to place our clients’ properties directly in front of aspirational City buyers.
