Empty property with winter approaching?

With the prime selling season now past and winter fast approaching, many owners are faced with decisions as to how to deal with a property that could be empty for several months. Stags Residential Lettings Department are now seeing an increase in level of instruction from owners of property, who wish to ensure it is occupied and lived in over the winter period to guarantee that it is secured, heated and generally looked after. 

Whilst the early part of 2014 showed renewed optimism in the property sales market there are signs that activity is beginning to slow and therefore many people may be considering an alternative. Letting on a short to medium term basis is the most obvious option for many and will give the flexibility of considering a sale in 2015 or beyond.  

It is important, however, to ensure that the property is placed on the lettings market early as the volume of properties available to rent increases coupled with the decline in applicant activity as we enter the winter period, will result in pressure on rental values and speed of letting.
