An original and hidden farmstead, ripe for renovation, set in up to 193 acres

There are few places that remain quite so unspoilt and original as Abbotsham Farm near Winkleigh. Positioned at the end of its entrance lane, surrounded by 193 acres of land, the farm is offered for sale by public auction (unless previously sold) in up to four lots, or as a whole.

Abbotsham Farm was originally an Abbot’s home and was the site of a former medieval manor house which was replaced by the present farmhouse, probably in the 17th century. When the current owner’s family purchased the farm at auction in December 1961 it was known as a fine stock rearing farm.

The Grade II Listed thatched farmhouse has five bedrooms with a south-facing aspect and is in need of complete renovation; it is not a small project, but there is potential to create a wonderful family home in an idyllic setting with uninterrupted views towards Dartmoor.

The former farmyard includes cob and stone barns and more modern style buildings, with former orchards and gardens surrounding the house. One of the barns, positioned just outside the farmstead, could offer the potential for a change of use to a separate residential dwelling under the current permitted development rights regulations, subject to prior approval being granted.

The land is all south-facing and has good road frontage on the north-western boundary. In addition there are some pretty areas of woodland, rush pastures and incredible views from many of the fields.

Lot 1 comprises the farmhouse for renovation, farmstead and 18.57 acres with an auction guide of £350,000 whilst the whole farm with farmhouse, buildings and 193 acres has an auction guide of £1,265,000.
