2015 - A year of many changes affecting Landlords

This year has seen all the dedicated lettings offices of Stags throughout the region kept busy. Our managed portfolio has been increased by 18%. The number of properties valued and let are up and viewings have increased with a general rise in tenant activity.

We have also seen a rise in the number of landlords bringing their properties to us to be managed from existing agents.

There is a lot happening in the Private Rented Sector and 2015 has seen many changes which will affect landlords and agents, requiring them to ensure they meet the various legislation and compliance changes.

These reforms include the following, some of which have already or are due to come into force: 

•The Deregulation Act 2015 

•The Smoke and Carbon Monoxide Regulations 

•Right to Rent and Immigration checks 

•Legionnaires Risk assessments 

•Deposit protection 

•Summer Budget reform 

•Serving of section 21 notices 

•Retaliatory Eviction

What do all these changes mean? 

This further emphasises, and confirms the importance for all landlords to seek the best advice, both prior to and during a letting, from an agent who is ARLA or RICS bonded and is able to keep you fully up to date with all changes that affect the private rented sector. Many are to be welcomed and will help to improve the standard of rented accommodation and drive out rogue landlords.
